Description

Affordable Housing Incentive Program: Projects of 5 or more units are entitled to a 25% increase over the number of units otherwise permitted by the underlying zoning in exchange for including affordable units within the project. Projects that include affordable units are also eligible for reduced parking requirements. For projects in close proximity to transit stops a density increase of 35% is available.

Residential and Accessory Services (RAS) Zone: A zone designation in the city’s zoning code which permits residential development in a commercial zone and increases potential building size by allowing greater floor area ratio, greater height and reduced setbacks. To take advantage of this, developers apply for a zone change for a respective site located in a commercial zone.

Adaptive Reuse Ordinance: To encourage the conversion of older, commercial buildings to residential or mixed-use developments, development incentives are available such as increased density, reduced parking and exemption from site plan review. In addition, qualifying projects may also take advantage of exemptions regarding floor area, height and setbacks.
